An Overview of Western Constructors

If you’ve read our blog the past couple weeks, you might have noticed that we’ve been sharing a lot about the industry lately. It’s true—it’s important to us that you’re kept up to date about things happening in construction. But we also think that it’s important to remind you of the services we provide at Western Constructors. We don’t want who we are to get lost in all the information we’ve given you! That’s why this week we want to tell you a little bit more about ourselves. It’s important to us that you get to know us so that we can build a working relationship. We’ve often said that at Western Constructors, we build relationships. In today’s article, we’re going to give you an overview of Western Constructors. We want you to know who we are, what we value, what we’ve done, and what we still plan to do.

An Overview of Western Constructors’ Projects

We’ve written before about some of the projects we’ve taken on around Grand Junction. In one of our articles, which you can find here, we talked about the work we’ve done in the Dos Rios area. We’ve helped make the Dos Rios area more modern as we’ve shaped Grand Junction’s downtown. And part of that new development is changing the way people live. We’ve helped create live/work communities through our residential and commercial construction in the area. This encourages growth, encourages people to move to Grand Junction, and offers people a chance to live right where they make a living. We think it’s incredible that some people just have to cross the street to get to work. And we’ve been a big part of making that happen. The Dos Rios area has been a long-forgotten part of Grand Junction, but we’ve helped make it an amazing part of the city.

We’ve always envisioned a string of pearls along the Riverside area. It originally became an idea way back in 1987, and the original vision was to create a series of parks and other projects on the water’s edge. That’s one of the reasons that we’ve been doing so much work in the Riverside area, whether it’s through our residential construction in the Redlands Mesa area or our developments at the Las Colonias Business Park. It’s our goal to help make this vision a reality, to make Grand Junction an exciting place for people to work and live. At Western Constructors, it’s important that the work we do always goes toward making our city a better place. And we think that our work in the Riverside has done exactly that. The work we’ve done at Western Constructors has been its own little string of pearls.

Western Constructors’ Design-Build Atmosphere

Part of what makes Western Constructors so great is the way we approach our construction projects. We’ve created an amazing design-build atmosphere. In short, design-build is a process that simplifies the entire project from planning to construction. In traditional project delivery, project owners have to work with both general contractors and designers. But what happens when there are conflicts between those two people? What happens when something goes wrong and one of them blames the other? Instead of working with two different groups (which encourages delays) we simplify the process. We work with designers from the beginning to make sure that everyone is on the same page before the project even starts. It contributes to an atmosphere of team-building and cooperation, and it helps ensure that no problems arise. Redlands Mesa is one of the nicest areas in Grand Junction, and we’ve helped make it what it is today. Upcoming Residential Projects

Though we’ve been talking a lot about our business and commercial construction lately—take a look at this article about our work beginning in the Dos Rios area, for example—Western Constructors will also be the general contractors for several upcoming home projects. Some of these homes are in the Redlands Mesa area. Neighbors and community members have enjoyed the homes we’ve built for residents so much that they keep asking us to come back and build more. And we’re happy to do it, too. We love the area, and we’re happy that we have the opportunity to keep coming back and keep making Redlands Mesa a wonderful area to live. We think that building homes for people in parts of Grand Junction as beautiful as Redlands Mesa is a benefit to homeowners and the community at large.

One of the things we’re proudest of is the fact that many people have come to us recently asking us to be the general contractors for their homes. The Future Of Grand Junction’s Downtown

You’ve probably already seen the progress at the Las Colonias business park. As you round the corner, all kinds of construction equipment is current in use. Riverside Parkway is now one of Grand Junction’s most active areas for new construction. As a general contractor in Grand Junction, we’re thrilled about this progress. As the general contractor working on the Las Colonias development, we’re extremely excited for the businesses setting up/ relocating their corporate headquarters to make Las Colonias their new home. As Grand Junction residents, we couldn’t be happier to see the beginnings of the future of Grand Junction’s downtown area.

Las Colonias Business Park

We’ve been talking a lot lately about the Las Colonias development in our blog. We keep bringing news of the development to your attention not only because we are the general contractors on the project and want to promote our work (which we also do since we’re very proud of our joined efforts with Grand Junction and the many businesses involved), but because the new business park will be the epicenter of a lot of growth in Grand Junction. There is news coverage of the area so far (check out this article from December last year on the Las Colonias business park, written by the GJ Sentinel), but we think that a lot of people have yet to realize just how big this is going to be. The Las Colonias business park could completely renovate Grand Junction’s downtown.

Downtown, Currently

Main Street in Grand Junction really lasts from about 3rd Street to 7th Street. There are obviously more businesses down to 1st, and even West of there, but the main bulk of walk-in shops and things to do as a community are within those borders. That gives people visiting the city, or current residents about four blocks of shops. There are a few growing businesses on Colorado Ave. like Grand Junction’s very own Loki Outdoor Clothing Shop just South of Main, but that area is older and still gets less walking traffic. There are also businesses that have moved or set up shop South of Main Street in anticipation of growth in that direction, like Get Air, CrossFit Juke Joint, and Edgewater Brewery. But nothing has yet incentivized growth of the overall downtown area, which could give Grand Junction a much needed economic and cultural boost. We believe that the Las Colonias business park will do just that.

Sketches By the Grand Junction Economic Partnership

The brochure was created by the Grand Junction Economic Partnership and is geared towards attracting new businesses to the area. However, the overview presented on the brochure, we believe, can be helpful for anyone interested in seeing how Grand Junction’s downtown growth will look.

In the middle of the brochure are artist’s sketches of the business park and how it will tie in with Riverside Parkway, the outdoor amphitheater, and even the rest of Grand Junction’s downtown. As general contractors, we see how the project will stimulate growth for all Grand Junction. We’d ideally love to see more companies decide to set up businesses between Main Street and Riverside. Not that Grand Junction as a town needs to change. We have a wonderful place to live here now, and we certainly don’t want Grand Junction to become the new Front Range. But it will be nice, especially for younger generations, to have more options for living and working downtown.

Along Riverside Parkway

We will be building new live/work communities located at Las Colonias and at our upcoming project, Dos Rios (Dos Rios is located just West of Las Colonias, on Riverside). Dos Rios will be 60 acres of mixed-use development. There will be residential, retail, open space, and industrial construction going in very soon. Like Las Colonias, however, it will be very tastefully done. Visitors to the Dos Rios area will be delighted with our design and finish. Anyone wondering how Dos Rios will look, roughly, can look to our current projects on both sides of Edgewater Brewery.

We currently have two townhomes buildings finished on Riverside Parkway, just West of Edgewater, with another two buildings almost ready to sell. The buildings are three stories tall, making them some of the most unique homes available in Grand Junction. We will also be constructing new townhomes in the lot adjacent in the next couple years as the rest of our projects come to fruition. These newer townhomes will be two stories and very affordably priced. The East side of Edgewater has the amphitheater and the new butterfly lake, making it currently one of the most desirable places to live in Grand Junction.

Expanding Grand Junction’s Downtown

We see a day coming in the next five to ten years where downtown will stretch from Main Street to Riverside, and people can live and work in the same relative location. It’s a sort of cultural shift for Grand Junction. As contractors, we’ve seen live-work communities built across the country, to good effect. They’re unique areas for especially the younger generation of millennials and the group currently being called “iGen.” The live-work concept is very attractive to people who want to be tied in to their community, but don’t want to live with a mortgage for decades to come.

They want to work where they play and enjoy the outdoors. As our downtown area grows, more people will be able to walk or bike to work. The work itself, because of developments like the Las Colonias business park, will be higher paying that typical jobs CMU graduates could currently find in Grand Junction. We’re expecting to see more outdoor and tech companies fill out the growing downtown space, giving more opportunity to our younger generation. Plus, that kind of growth especially, as we’ve seen in larger cities, will pay off economically as well in the form of increased jobs and higher taxes collected by the city.

The Riverside area is certainly becoming an attractive location. We think as Grand Junction comes around to the benefits provided by an enlarged downtown, there will be more live-work spaces sought out in other parts of town. We’re excited to be the general contractors in Grand Junction that are taking on this type of project most.

New Construction In Grand Junction, CO

If you aren’t from the Western Slope, you may not have realized yet that there’s a lot of new construction in Grand Junction, CO going on right now. Grand Junction hasn’t traditionally been known for rapid expansion, innovative design, or meaningful economic growth. But for residents of Grand Junction, the amount of new construction is obvious. It’s an exciting time to be in a city that’s long lain dormant. You can take a drive through just about any part of town and see new construction right now.

New Construction Projects

New long-stay hotels are going up on the Northwest side of town near Regal Cinemas. That area also has a new large Bank of Colorado going in. The Grand Junction regional airport, along with bringing in new staff who formerly worked at DIA in Denver, is adding new buildings and runways. CMU is virtually exploding. It’s the fastest-growing university in Colorado at this time, and for the first time in its history, more than half of its student population is coming from outside of Mesa County. New construction is continually being built on the main campus. Plus, new student housing will soon be going up on Grand Avenue, just East of 7th Street. The campus is continually growing, renovating old buildings, and adding to Grand Junction’s cultural vibe.

Western Constructors is heading up developments at Las Colonias and Dos Rios. New tech buildings are going up as an initiative by Kaart group next to the Factory on Main. The Main Street area is becoming a centralized location for solopreneurs and upcoming tech companies.

New homes are being built all over the Valley. The areas between Main Street and Riverside Parkway are slated for new construction and renovation as the riverside front is built out in coming years. The area will feature new commercial buildings, retail space, and live-work communities. There is so much growth happening right now in Grand Junction that it’s also a bit overwhelming for some of the city’s residents. With all the growth, Grand Junction as a whole is changing how the city expresses itself.

Grand Junction’s Many Improvements

Grand Junction is also getting a lot of time in the press right now, as well. The Colorado Sun wrote a lengthy article about Grand Junction last October. It’s odd for an area that people used to call “Grand Junktown” to be featured in an award-winning news column. The author wrote about Grand Junction’s emerging image. That it used to be a town people virtually fled, if they were below retirement age. But it’s now becoming a land of opportunity in Colorado where living prices are good, opportunity for tech and outdoor recreation is flourishing, and the younger generation is finally finding jobs and staying.

It used to be up until very recently that students in Grand Junction would graduate High School or finish their education at CMU and then leave. There haven’t been a significant number of jobs in Grand Junction to keep students local, after they graduate. Grand Junction’s only industry has traditionally been oil and gas, which in the Western Slope, has always gone through boom-and-bust phases. It’s been one of the big problems that the city has faced, that it’s had such a poor retention rate of its younger generation.

Emerging Businesses

But now, generation X and the millennials are beginning to find their place in the Western Slope business centers. Main Street and surrounding spaces are expanding with new hotels and tech companies. People have begun comparing Grand Junction to Boulder 30 years ago. Its downtown growth initiatives bring up memories of those that transformed Denver’s LoDo years ago. It’s a fairly low-population town that has incredible access to the outdoors. People are just now starting to realize that there’s a lot more potential to Grand Junction than perhaps in years past, and it’s incredible for us at Western Constructors to be part of that monumental change.

One of the really encouraging signs of economic growth for us has been to see that Grand Junction recently reported a 9% increase of collected sales tax over the previous year. We are always focused on what we can do as a new construction company to help the city, but our impact is limited. We can build new properties, but we can’t make them successful.

Putting Construction And Business Growth Together

It’s wonderful to see that the commercial buildings we’ve been constructing lately are getting filled with profitable companies. We’re very happy to know that the residential construction side of our company is selling the homes we’re building to people who are moving in from all over the country. We aren’t just creating new structures and watching them fall apart. We’re instead watching our community become more and more successful as Grand Junction prospers as a whole.

We’ve done both new commercial and new residential construction for many years. We’ve performed work in Grand Junction, as well as across the country. And we’ve recently decided to permanently call Grand Junction home. As we’re developing our long-term business strategies for this area, we’re communicating to our clients that our time spent building, investing, and managing properties across the U.S. is to their advantage. It helps to have a national company in a small-but-growing city.

Las Colonias Business Park

Among our many new commercial construction projects in Grand Junction, we’re particularly excited about Las Colonias and Dos Rios. It’s been a big opportunity for us to work with the local and emerging company, Bonsai Design, who’s corporate headquarters will stand out as a centerpiece at the Las Colonias business park.

We knew when we stared working with Bonsai that they, like many of our commercial clients, would need mentorship through the construction and design process. It’s not easy navigating the sometimes-complex world of commercial construction. It involves working with the city, other local businesses, and discovering any sorts of pertinent regulation for the project.

Western Constructors Design-Build Concept

There’s also the matter of the design-build concept, upon which Western Constructors has built our name. We prefer to work with companies before their architectural designs come into play. Architects are taught to give the customer what they want, but the results are sometimes unrealistic for affordable construction. We help our customers get what they’re after functionally, within their price range.

The design-build concept is a topic we’ll be covering a lot more in future blog posts. But for now, we’re just excited to share our hard-earned expertise with the vibrantly growing city of Grand Junction. We’re bringing our nation-wide experience to a city that we’ve always loved. There are vast positive changes on the horizon for Grand Junction. There’s really nothing like waking up and seeing the beauty of Grand Junction from your doorstep. The desert, the Valley, and the surrounding mountains and mesas create an incredible backdrop. It’s an experience you can’t get anywhere but in Grand Junction. And within Grand Junction, the best views are found in the Redlands. Even among the Redlands, we feel that the views and location of the Bella Mesa lots are unforgettable.

Western Constructor’s String Of Pearls

Bella Mesa at Redlands Mesa is another one of what we call Western Constructor’s “String of Pearls.” Back in the 1980’s, community, political, and business leaders in Grand Junction put together a plan to improve the city of Grand Junction’s look and feel. Their plan involved building several parks along the riverfront, and the creation of trail system to connect them. They likened the project to a string (the trail) of pearls (the various parks built to beautify the area). It was a large project because Grand Junction’s riverfront had some problems and required cleanup. But ever since, the riverfront trail has become a highly popular and pleasant place to visit. It’s made a substantial difference in the Grand Junction community.

As we began the process of looking to build in Grand Junction once again – both residential homes and commercial properties – we thought very hard about what kind of difference we wanted to make. It made sense to us to try to leave Grand Junction better than we found it. We took inspiration from the string of pearls project back in the late 1980’s, and we feel that it’s a good metaphor for our construction projects now. Western Constructors builds community and gives people hope of a better tomorrow for Grand Junction – we don’t just build homes and commercial buildings.

We also feel that our Grand Junction, CO homes at Bella Mesa are truly a pearl. They’re homes we’ve been proud to build. We know that the people who get to live in them will be very happy there.
