Things First-Time Home Builders in Grand Junction Should Know

Building a home isn’t an easy thing to do, especially for first-time home builders. Sometimes people hesitate to build homes when they’ve never done so before. After all, they don’t know anything about the process and have never done anything like it before. Many people have questions about what they should be considering as they start the home-building process. That’s why today we’re going to help you answer some of those questions. At Western Constructors, we want to make sure you have access to all the important information you need to make well-informed decisions. It’s our goal for you to learn something new every time you visit our blog. In this blog post, we’re going to tell you some things first-time home builders in Grand Junction should know. Here are a few key things to consider if you’re building a home for the first time.

Things You Should Know About Your Builders

You should always make sure to check the reputation of the person who will be building your home. We’ve talked a little bit about this before in another one of our other articles (which you can read here). Recommendations and reputation are both extremely important in the construction industry. Even if you’ve designed most of your house on your own and you feel prepared, hiring the wrong home builders can be devastating for your project. Make sure to take the time to do some research about your potential builders. How long have they been working in Grand Junction? What are some other homes that they’ve built here? Questions like these can help you make sure that you’re hiring the right person for the job. The last thing you want is to hire someone with very little experience who turns your project from a dream home into a disaster.

One of the other things first-time home builders in Grand Junction should know is that unexpected problems are inevitable. You may not be able to predict what exactly will go wrong with your project, but rarely does any project go exactly as expected. What this means is that you should prepare for the unexpected; keep in mind that delays might occur and budget your time accordingly. The best construction companies will help you keep these delays and issues to a minimum, and they’ll let you know what problems they can predict. The person you choose to build your home should be ready and capable to help guide you through these problems, no matter what they end up being.

Things First-Time Home Builders Should Know About Location in Grand Junction

Another thing you should keep in mind is the location of your new home. Grand Junction is well-known for its access to the outdoors, and this can make a big difference on where you decide to build. Finding an area near a trail or a bike path can give you unmatched access to the things you love to do. There’s a reason Grand Junction is known for its outdoor access. But if hiking and canoeing aren’t really your style, you should check out other areas of the city that might suit you better. You want to avoid building your home somewhere where you’ll regret having it later. Even if you build your dream home, it can turn sour if you build it in the wrong place. You don’t want to be stuck in an area that you don’t like.

But location isn’t just about picking the best area of town for you to live. There are a few things you need to know as well. Have you considered all of the local restrictions and building codes? Doing so before you begin your project is absolutely necessary, though it’s something that many first-time home builders forget to do. You have to balance the location where you want to build with the restrictions that accompany it. For example, it might be your dream to build a home with a huge driveway, and you might think you’ve found the perfect place. Later, though, you might find out that the area you’re building in has restrictions about driveway length and placement. It’s important for you to know about these rules before you begin the building process so that you don’t have to start all over or put up with an imperfect project.

Considering Your Finances

This one might seem like common sense, but it’s a problem that arises often enough that it’s important to talk about. It’s incredibly important to know exactly what you can afford before you begin your project. And remember those unexpected issues that we mentioned before? It’s important to try your best to factor those into your costs as well. That way you’re not caught off-guard if something goes wrong or delays make your project more expensive than you expected. Most people call this a “contingency reserve,” and it’s important to have one so that you can be fully prepared. You don’t want to find out halfway through your project that you no longer can afford to finish it. If you’re interested in learning more about things first-time home builders should know, we recommend checking out this article here.

Building Homes in Grand Junction, CO

We’ve been focusing our blog on the construction industry lately, but sometimes it’s important to look back, too. That’s why today we’re going to shift our focus away from commercial building and the construction industry. Instead of telling you about this year’s trends in construction (which you can find here, if you’re interested), we think it’s about time that we turn our gaze homeward. There’s a lot to love about Grand Junction—so much, in fact, that we think it’s an incredible place to build a home. So today we’re going to focus on what makes our city such an exciting place to live, and we’ll also talk about building homes in Grand Junction, CO. We’ll explain why building a home is often a better idea than purchasing an old one. And if you don’t live here or don’t own a home here, we’ll tell you why you should.

Why Build Homes in Grand Junction?

So before we get into some reasons you should build a home, let’s answer this question first: why Grand Junction? Probably the biggest reason why people choose to live in Grand Junction is its unparalleled access to the outdoors. Whether you’re interested in kayaking, hiking, biking, or camping, Grand Junction has everything you could possibly want. And Grand Junction encompasses the best of all worlds. It’s not so small that there’s nothing to do, but it’s not so big that it feels like city life. On the weekends, you can take a trip to Denver or even to ski resorts in Utah. In Grand Junction, there’s always plenty to do. You can go fishing, take a hike, go whitewater rafting, or even learn to rock climb. It’s an incredible place for trying something new. Grand Junction is known for its outdoor opportunities, and we know they won’t disappoint.

At Western Constructors, we’re proud to say that we’ve helped shape Grand Junction into what it is today. Whenever you go downtown or near the Riverside area and see new construction, take a second to think about the people who put up those new buildings. There’s a good chance we were a part of it. From our work in the Las Colonias Business Park to the homes we’ve built in the Redlands Mesa area (you can read more about our work in the Redlands area in one of our blog posts here), we’ve been hard at work improving Grand Junction. The city hasn’t always had the greatest reputation, but we’ve always seen its potential. We’ve had a big hand in the future of downtown Grand Junction, and we can’t wait to keep making the city a better place. It’s our home, and we’ll always keep working to improve it.

Building Homes vs. Buying Homes

Now that you see why Grand Junction is such an exciting place to be, let’s talk a little bit about building homes as opposed to buying or renting. Probably the biggest reason that people decide to build new homes is the quality of construction. It’s common sense, really; construction companies build new homes using new methods and new and improved equipment. What this means is that new homes are better quality and can last a lot longer than older homes. It’s like making an investment. Building a new home allows you to stay in it for as long as you want, and after that, it’ll still be worth a lot of money. When buying an older home, on the other hand, it won’t be worth as much if you ever decide to move out.

With better construction quality comes less hassle, too. When you’re buying an older home, you have to consider the wear and tear that old homes inevitably have. That means more money and a bigger headache. When you build a home instead, your home is not only free from these problems of age but you’re able to make sure that it fits your needs, too. Often when people buy an older home, they end up buying a lot of space that they don’t need. Why buy a home with a huge yard you won’t use when you could instead increase the size of your home and actually use it? When you build a home, you make sure that you’re only buying what you need. And newer homes are generally bigger, too; the average older home is almost 1,000 square feet smaller than average new homes.

Maintaining Homes in Grand Junction, CO

It’s important to consider the cost of maintenance when it comes to buying or building homes in Grand Junction, CO. Older homes have a lot that needs to be fixed, whether it’s an old roof or having to maintain outdated heating and cooling systems. When you choose to build a new home, a lot of those worries go away. Because everything in your home is new, you don’t have to worry about your heating going out. Plus, newer homes can save you money through their energy efficiency. Because they have better insulation than older homes, it costs less to heat and cool them, which helps you save on your utilities. If you’re interested in reading about more reasons to choose a newly built home over an older one, we recommend taking a look at this article here.

Common Misconceptions about Home Builders in Grand Junction

At Western Constructors, it’s important to us that you learn something new about the industry every time you check out our blog. But at the same time, just giving you information isn’t enough. To truly teach you about our industry, we need to talk about common misconceptions about home builders in Grand Junction so that people looking to buy a home in our beautiful city don’t have to worry about misinformation. Misconceptions often scare people away from building a new home, but there’s no reason to be afraid. And today we’re going to explain why. In this article, we’re going to focus on residential construction. If you’re not sure what the difference between residential and commercial construction is, be sure to check out our article on the topic. We want to equip you with all the information you need to build a new home in Grand Junction.

Common Cost Misconceptions about Home Builders

Probably the biggest misconception out there about home builders is that people think building a new home costs more than buying a pre-existing one. It’s one of those half-truths that just doesn’t hold up to inspection. While the base cost of buying a pre-existing home might be lower than the base cost of building a new home, base cost isn’t the only important factor. Buying an older home carries a lot of problems. One of the biggest problems with old homes is insulation. Your electricity bill will be a lot higher in a pre-existing home than it will be when you build a new home. It costs a lot less to heat and cool a newly built home, and those savings can add up fast. Even if you save just $85 a month on electricity, that adds up to over $1,000 per year!

You also have to think about the fact that everything in your new house is new. And just the fact that everything’s new can save you a lot of money and a lot of headache. They don’t factor it into the base cost, but when you buy an old home, you inevitably have to put a lot of money into it. Broken air conditioner? That’s going to cost $6,000 to $8,000. When you build a new home, you no longer have to worry about these extra hidden costs. Plus, you make sure that you’re buying the exact right amount of home for you. Instead of paying for  land you won’t use, you could spend that money on something that matters. And down the line, you might want to sell your home. If you build a new home, you can be selling a ten-year-old home instead of a thirty- or forty-year-old one.

Completion Time for Home Builders

Another one of the frustrating common misconceptions about home builders is that building a home in Grand Junction can take a huge amount of time. Though it often takes longer to build a home than it does to move into a pre-existing one, it varies from project to project. Each home that someone builds has different designs, different finishes, and different needs. What this means is that if you need a home completed in a short amount of time, there are options you can choose to speed up the home-building process. At Western Constructors, we’re dedicated to setting up a timeframe for completion with you and sticking to it. When you trust us with your project, you can be sure that we’ll do absolutely everything in our power to avoid delays. Generally, we think that waiting a little longer to move into a better home is a worthwhile trade-off.

But even though being able to choose the different pieces of your home is exciting, there are other people that worry that they have too many decisions to make to be able to build a home. But this is just another one of the common misconceptions about home builders. For people that like to plan and have a say in everything, there are plenty of options. But most residential construction companies also have pre-made designs and layouts to take some of the weight off your shoulders. So if you likes to hand the reins over, you can relax. We’re willing to help just as much or as little as you need us to. And if it’s easier for you to go with an almost completely pre-designed home, that works just fine. We want to make the home-building process as easy and stress-free as possible.

Visualizing your Finished Home in Grand Junction

Another one of the common misconceptions we hear all the time is that it’ll be hard to visualize what your finished home will look like in the end. But most home builders have at least one model home for you to take a look at. Often, they’ll walk you through it and show you your options and explain to you all the choices you have. Our goal as home builders isn’t to confuse or deceive you. We genuinely want you to know what your home is going to look like. We’re dedicated to your satisfaction, and if you’re not satisfied with the finished product, that reflects poorly on us. That’s why we make sure you know exactly what your finished home will look like.

At Western Constructors, we feel that educating you is an important part of our business. Too many people shy away from building homes because they don’t have good information. And if it’s something that we can help fix, we’ll always do our best to fix it. If you have questions about building a home or just want to reach out, give us a call! You can find all of our contact information on our website here. And if you’re interested in getting rid of more common misconceptions about home building, be sure to check out this article here. We hope this article has helped you be more confident making decisions about building a home in Grand Junction. We know that the construction industry can be hard to understand, but hopefully it just got a little easier.

Western Constructors’ Design/ Build Concept

In our latest blog post we talked about some of the new construction happening right now in Grand Junction, CO. If you haven’t read that article and you’re interested in seeing the ways that new construction is coming up in Grand Junction, that post is for you. The many new businesses moving into the Grand Valley are making big waves, and it’s affecting all of us (we think for the positive). We also talked about Western Constructors’ design/ build concept very briefly. It’s one of the biggest differentiators between us and other construction companies and general contractors in Grand Junction, CO (and really, across the U.S.). We care very deeply about the clients we work with. When we moved the majority of our construction projects back to Western Colorado, we came here to stay. Our construction projects now affect the place we live, and our intentionality with creating lasting change has become imperative.

We Have National General Contracting Experience

Of course, we’ve always given our clients our very best work. We’re headed construction projects across the country. It’s another one of the advantages Western Constructors has over other general contractors in Grand Junction. We have a national level of experience. In every one of our projects we’ve performed, we’ve always approached our work with the highest level of care. But over time, our experience in many parts of the country, working on projects from many perspectives, we’ve gained the ability to mentor clients through their construction projects. That’s where our design/ build concept comes in. We help clients design their projects from the very beginning stages. We are able to help them navigate the often-complex world of commercial construction with our mentorship process.

How Projects With Other Companies Are Often Handled

With many other construction companies, clients come with architectural designs which they want built. Those designs have been checked by engineers, perhaps looked over by the city, and approved from many angels. The construction company then takes the designs and builds the project. It’s a seemingly simple approach to commercial construction that surprisingly, often results in the project taking much longer than originally anticipated.

The problem is that oftentimes, architects aren’t one hundred percent clued in to their clients’ budgets and other practical resource constraints. When brought the architectural plans, construction companies are forced to bring their clients’ attention to the actual cost of building. If the client wasn’t very careful with ensuring the plans fit into their budget ahead of time (which is often not in their area of expertise to do), they must go back to the architect and re-do their designs. It’s a major pain that the process of commercial construction is already hard enough without. It results in a back-and-forth between architect, engineers, and general contractors that could easily have been avoided.

Western Constructors’ Approach

We much prefer to meet with our clients from the very earliest conceptual stages of their project’s design. Before they even meet with their architect or engineer, we want to know what their overall goals are. We want to know how their building should look, what feel it should bring to their customers and employees. What materials are on their wish-list, and their non-negotiables. We want to know the overall image they want to portray, and what this project means to them. Then, we want to know the details of how they want their building to be laid out. It’s a top-down approach that is often (surprisingly) contrary to the typical timeline in commercial construction.

In those early conversations we’re often forced (as many other construction companies are) to instill a little realism. We all have the habit of wanting it all when it comes to the things we care about most. Without the kind of advice that we can bring our clients, they often find that their dreams cost more than what is practical for them to build. We help our clients combine the aspects of building their business’ new location while keeping their feet on the ground with their budget and other constraints.

Long-Term, Varied Perspective

We also help our client look at their project from multiple angels. This is where mentorship comes into the project. Because we’ve built companies, commercial buildings, residential homes, multi-family units, and live-work communities all over the country, we’ve gained a wide perspective on additional topics that our clients often find very useful. Sometimes our clients like to know about things like:

  • Handling projects from a landlord’s perspective.
  • Working with city governments.
  • Knowledge of both the design and construction processes.
  • Working with architects and engineers.
  • Planning space within city zones.
  • Getting permits.

We also have very close relationships with the important voices in Grand Junction, CO, and can expedite construction projects. We’re part of several planning and decision-making committees in Grand Junction, and we have a voice as to what sorts of projects get pushed through for our city’s future.  We take pride in offering the companies and clients we work with a host of benefits outside of the relatively narrow area of construction. We view ourselves as general contractor/ mentors. Education is a huge piece of the value we bring to our clients.

And we believe that’s how it should be. There are many great construction companies and general contractors. Anyone can construct a building. But not everyone has decades of experience in all aspects of design, construction, and post-construction, such as we do at Western Constructors.

Simplifying The Process

Our clients often tell us that we make the construction process simpler.

  • Our design/ build concept cuts down on wasted time.
  • Our high levels of interaction and frequent meetings with clients help them stay focused on their overall goal.
  • We keep people from getting stuck in the minutiae of their project.
  • We build commercial buildings in a fair and expedient fashion.
  • We help our clients evaluate every step of the construction process to ensure maximum levels of return.
  • We are the experts that make that process doable.

Building a commercial project is not cheap and should not be approached lightly. From the time we begin working with clients until the construction project is complete, our team of experts are with you.

Grand Junction, CO Homes

Bella Mesa at Redlands Mesa is a 16-lot subdivision in the Redlands that features some of the finest newly constructed Grand Junction, CO homes. As with all our projects, these homes are not only high-end construction and material, but connect homeowners with the outdoor beauty that Grand Junction, CO offers. As you may know, the Redlands is considered one of Grand Junction’s most desirable living spaces. As you drive up the hill leading to our development you see the wide range of Grand Junction’s “Bookcliffs”, the Grand Mesa, the National Monument, and pieces of the Grand Valley spread out around you. The Redlands has its own golf course. Trails for hiking and biking cover the area. And of course, the Redlands has some of Grand Junction’s nicest homes and developed space.

Five Minutes From Downtown Grand Junction

The design of these homes is also unique in Grand Junction because they are higher-end development homes, built with a certain style. These Grand Junction, CO homes are built with high-desert flair, combined with a modern look. The subdivision comes right off Ridges Boulevard, placing it centrally within the Redlands. Bella Mesa is a five-minute drive from downtown Grand Junction, and about the same distance from 7th Street or Patterson Road, which is where most of the great things to do in Grand Junction are located. The Redlands is also right in the middle of some of Grand Junction’s best outdoor spots.

The Redlands Has Access To Grand Junction’s Outdoors

People live in Grand Junction because of the outdoors – it’s what this area is known for. Whether you love hiking or biking, getting out into nature, kayaking, or any other outdoor activity you can imagine – or if you prefer the scenery itself – the Redlands offers access to it all. Of all Grand Junction, CO homes, those built in the Redlands are positioned in the best possible space. There’s really nothing like waking up and seeing the beauty of Grand Junction from your doorstep. The desert, the Valley, and the surrounding mountains and mesas create an incredible backdrop. It’s an experience you can’t get anywhere but in Grand Junction. And within Grand Junction, the best views are found in the Redlands. Even among the Redlands, we feel that the views and location of the Bella Mesa lots are unforgettable.

The Grand Junction, CO homes at Bella Mesa range from five hundred thousand to six hundred thousand in price. They are located very near the Redlands golf course and club house, giving homeowners a view of deep green amidst the desert and mountain landscape. Parks surround the Redlands area, making it a great location for families. We are very excited about this development because we know the value this project brings. They’re the kind of homes in which we would want to raise our kids, which is how we approach all of our projects.

Western Constructor’s String Of Pearls

Bella Mesa at Redlands Mesa is another one of what we call Western Constructor’s “String of Pearls.” Back in the 1980’s, community, political, and business leaders in Grand Junction put together a plan to improve the city of Grand Junction’s look and feel. Their plan involved building several parks along the riverfront, and the creation of trail system to connect them. They likened the project to a string (the trail) of pearls (the various parks built to beautify the area). It was a large project because Grand Junction’s riverfront had some problems and required cleanup. But ever since, the riverfront trail has become a highly popular and pleasant place to visit. It’s made a substantial difference in the Grand Junction community.

As we began the process of looking to build in Grand Junction once again – both residential homes and commercial properties – we thought very hard about what kind of difference we wanted to make. It made sense to us to try to leave Grand Junction better than we found it. We took inspiration from the string of pearls project back in the late 1980’s, and we feel that it’s a good metaphor for our construction projects now. Western Constructors builds community and gives people hope of a better tomorrow for Grand Junction – we don’t just build homes and commercial buildings.

We also feel that our Grand Junction, CO homes at Bella Mesa are truly a pearl. They’re homes we’ve been proud to build. We know that the people who get to live in them will be very happy there. Their lives will be enriched by the community, at the foremost, and the surrounding environment and views as well. The Redlands are an incredible place to live, and we’re fortunate as builders in Grand Junction to have found space there that we truly love and find passion in developing.

We Are Back In Grand Junction To Stay

You may not have heard of Western Constructors. That company name may be new to you. Many people know us around Grand Junction as “Bruce’s company,” though we’ve become so much more as the company has grown and developed. We left Grand Junction for some time when the economy took a downturn in 2008. But we’ve always been excited to get back to the place we love. And we’re excited to announce and share with you the news about Bella Mesa.

If you or someone you know is interested in lots in Bella Mesa at Redlands Mesa, you can find our Reservation Agreement here.
